Investment Properties Can Yield Many Benefits

The economy today has caused many people to rethink investing their money in real estate.  However buying investment property makes more sense now than ever.  House prices are down considerably so the purchaser can find more square footage for the money.  In the real estate market square footage and location are the two key selling points for any home.  Because so many people are unable to obtain a mortgage more people are renting properties.  So if you have the cash why not purchase now and let the renters pay your mortgage?

When shopping for an investment property there are several investment tips than can help.  Remember that you are not going to live there.  Do not look for things you like but for things that appeal to the broadest range of people. Location is still king.  Make sure to choose family friendly neighborhoods that people would wish to live in.  Be careful of homes that need excessive remodeling.  The cost of the remodel can eat up the rent quickly and leave you putting large amounts of cash out of pocket.  If you do remodel do not over do it.  Stick with nice basic materials.  You want to buy things that look good and are durable but not too trendy or overly expensive.  For example a granite counter top is worth the cost while a copper oven hood is an example of over improvement.  Take some time to look at other properties in the neighborhood and see what types of features they have.  Never buy a home without a home inspection. There are too many chances for hidden issues to take the risk.  Be there on inspection day so that you can see first hand what the inspector may find.  It also helps insure that the inspector does a good job.

Investment properties are still a good choice even in today’s market.  Anytime an investor can buy low it makes sense to get into the game.
